Like nearly every sector of the economy in early 2020, residential construction in the United States suffered from the coronavirus pandemic and subsequent lockdowns. In March and April, several scheduled construction projects were postponed, and home sales dropped sharply as uncertainty surrounding the shutdowns weighed heavily on the real estate market.

The downturn, however, was brief. Few sectors rebounded as rapidly or as cleanly in a classic V-shaped recovery. In June and July 2020, sales surged by 20.2% and 24.7%, respectively, compared with the same periods in 2019, and June marked the highest monthly home sales in the United States in 13 years. According to the National Association of Realtors (NAR), sales continued to rise in August and remained strong throughout the fourth quarter. This surge in demand was a rare bright spot in a domestic economy facing significant fiscal contraction.

Home sales have continued to climb as inner-city residents leave dense urban cores behind. Demand has grown in traditional suburbs and even farther out in so-called “Zoom cities”-attractive communities with strong schools, appealing neighborhoods, and reliable infrastructure located beyond typical commuting distances. For people who can work remotely, these areas offer more space for the same money. The long-term shift toward home offices is also expected to boost demand for larger homes.

Low interest rates are also driving sales

In addition to COVID-19–related lifestyle changes, historically low mortgage rates-around 3% for standard 30-year loans-have given the U.S. housing market an extraordinary lift. Home prices reached record highs in nearly all metropolitan areas. In two-thirds of the 181 regions tracked by the NAR, prices rose by double-digit percentages in 2020.

In the Washington, D.C. metropolitan area, for example, the residential market recorded $5.3 billion in sales in July 2020, up 26% from a year earlier, and the median single-family home price reached a ten-year high. In Barnstable on Cape Cod-an emerging Zoom city located just under two hours from Boston-home prices rose nearly 20% in 2020. In Bridgeport, a coastal city northeast of New York, prices jumped 27% to an average of $591,000, surpassing even those in the greater Boston area. Both cities also serve as established vacation and recreational destinations, offering extensive leisure opportunities.

Price increases are highest on the West Coast

Recent price spikes reflect soaring demand combined with limited supply in sought-after areas. By the end of the third quarter of 2020, the NAR estimated that roughly 1.5 million homes were on the market-nearly 20% fewer than the previous year, despite ongoing construction. West Coast markets were the most expensive, with average home prices reaching $1.4 million in San Jose, $1.12 million in San Francisco, and $910,000 in Anaheim.

As a result, many buyers are moving farther from major metropolitan areas. Idaho is currently the fastest-growing state in the country. Even before the pandemic, it had become a top relocation destination for Californians seeking more affordable and less stressful living conditions. Demand surged even more in 2020, pushing prices in Boise up by 20%.

A similar “Californication” trend is visible in neighboring Montana. Although it is larger than Germany, the state has just over one million residents, and growth is concentrated in high-demand cities like Bozeman. There, prices jumped 21% in 2020, and the average single-family home now costs $584,000-well above the national average. Bozeman’s scenic setting has also made it a magnet for Silicon Valley tech millionaires buying multimillion-dollar estates.

The housing boom is expected to continue

An abrupt end to the residential construction boom appears unlikely in the near term. Plenty of buyers remain ready to enter the market, and further gains seem probable as the labor market continues to recover. This outlook is mirrored in the strong performance of U.S. homebuilders such as D.R. Horton and MDC Holdings, as well as home-improvement retailers like Lowe’s and Home Depot. Share prices for these companies have climbed rapidly and remain near their record highs.

The S&P Homebuilders Select Index is also up roughly 20% since the beginning of 2020, suggesting that momentum in the housing market may continue.

Inequality in the housing market is widening

The average price of a single-family home in the United States now stands at $313,500-a 12% increase from 2019. Median family incomes, however, rose only 2.9% during the same period. For homeowners, this surge in property values represents an effortless gain in wealth. For prospective buyers, however, finding affordable housing has become increasingly difficult, deepening inequality across the market.

High-end real estate has become especially coveted. The number of homes selling for $1 million or more has doubled in the past year alone.
